Lenders may require certain inspections depending on the loan type (FHA, VA, etc.), but even in cash transactions, skipping an inspection means taking on unknown risks. A home inspection is a thorough visual evaluation of a property's major systems and components — roof, foundation, HVAC, plumbing, electrical, insulation, windows, and more. A licensed inspector walks through the entire home, documents findings with photos, and delivers a detailed digital report, typically within a few hours. As a first-time buyer, we encourage you to attend — it's a great opportunity to ask questions and learn about your new home firsthand.

We highly recommend it. Being present allows you to follow along, ask questions in real time, and get a hands-on understanding of the home's condition. You'll gain far more context from a 15-minute walkthrough with your inspector than from reading the report alone. That said, if you can't attend, you'll still receive a comprehensive photo-documented report with clear explanations of every finding.

Almost every inspection reveals some findings — that's normal and expected. Issues are categorized by severity, so you can prioritize what truly matters. From there, you have several options: negotiate repairs or credits with the seller, request the seller lower the price, budget for fixes after closing, or in rare cases, walk away from the deal. Most standard single-family home inspections take between 2–4 hours depending on the size, age, and condition of the property. Condos and smaller townhomes typically run 1.5–2.5 hours. Larger homes or those with additional structures like detached garages, pools, or guest houses may take longer. We never rush — thoroughness is the entire point.

In most cases, your full inspection report is delivered the same day — typically within a few hours of the inspection wrapping up. Reports are delivered digitally and include photos, descriptions, and priority ratings for every finding.
